Condo donated to All Classical Radio
All Classical Radio (ACR), a beloved classical music station in Oregon, joined forces with CARS to transform a complex real estate donation into a significant financial contribution to the station. This case study highlights how ACR and CARS worked together to navigate challenges and turned a condo donation into support for ACR’s mission.
A longtime ACR listener and classical music enthusiast wished
to leave a condo to the station. At the time, the donor was
terminally ill. Realizing the potential di culties of accepting a
real estate donation in its own name and then being
responsible to sell it, ACR reached out to CARS for guidance
on how to convert the donation into funding in a timely
manner, while at the same time being able to honor the
donor’s incredibly generous desire to make such a significant
gift to their preferred charity.
CARS quickly coordinated a call with the station, the donor's attorney, and the power of attorney (POA) to determine the best approach for this specific donation. The donor’s initial plan involved a transfer on the death deed, a common estate planning tool used in Oregon. However, the CARS team discovered that this method presented two significant hurdles: an 18-month waiting period for title insurance, which would have left ACR responsible for taxes, HOA fees, and utilities during this period—or a sale without title insurance, which would reduce the condo’s market value and result in a smaller donation amount.
To avoid these problematic options, CARS recommended transferring the condo into a trust and naming CARS as the beneficiary, with the intention of ensuring that the majority of the net proceeds benefit ACR. This would grant immediate rights of ownership to CARS upon the donor’s passing and alleviate any potential financial and logistical burdens on ACR. With the plan in place, the donor’s POA and attorney completed the necessary paperwork, which allowed the donation process to proceed as intended after the donor’s passing.
Refurbished Interior
Although the condo was in a desirable neighborhood, it felt a bit dated. CARS took steps to maximize its market appeal by investing in a few upgrades, including fresh paint and new carpeting. The realtor staged the property to attract potential buyers, aiming for a swift and profitable sale.
Despite some unexpected challenges – including an HOA assessment and a plumbing issue found during the inspection, the condo sold in just over a week, ultimately generating more than $215,000 to support ACR’s mission of fostering a deeper appreciation for classical music.
The collaborative efforts between All Classical Radio and CARS transformed a complex real estate donation into a substantial financial resource for ACR’s mission. The process not only honored the donor’s legacy but also strengthened ACR’s capacity to promote and sustain classical music.
